Purchasing a HUD home

What is a HUD home

How does a home become a HUD home? How do you purchase a HUD home? 1>an FHA loan is foreclosed on by lender, then>the home is deeded to HUD by lender once claim has been paid, then>home is inspected by GFRS and secured, then> initial cleanup is done, then>an appraisal is ordered and performed, then>a price is determined by GFRS, then>home is listed on GFRS website and MLS, then>your qualified realtor (Ivan) previews property and shows to you, then>Ivan submits bid on your behalf, then>bid is opened by GFRS, then>Winning bid is determined by GFRS and tentatively accepted, then>Original documents are delivered to GFRS by Ivan for review, Then>GFRS signs contract and notifies Ivan, then>You or your lender funds the transaction, then>Transaction closes, then>You (happy new homeowner) change locks and move into your property..NOT DIFFICULT, JUST DIFFERENT.... Owner occupant purchasers receive special consideration during the first few days that a HUD foreclosure is on the market. HUD is very willing to allow inspections. However, no repairs will be made by HUD and HUD will not allow the purchaser to make repairs prior to closing. Also, HUD does not allow inspection contingencies. This means that HUD homes are purchased as is. Before placing an offer on a HUD home we will check with your lender if there are concerns about possible lender required repairs. Often these can be dealt with by using an escrow hold. Purchasing a HUD home is much like purchasing any other home. It is not difficult, just different.
